Keys
By law, we're required to provide tenants with 1 full set of keys (all doors), plus 1 additional set of main access (front doors) keys for each tenant on the lease. Generally we need an additional main access set for our office also.
Smoke Alarms
Smoke alarm requirements increased from 2022. We are required to ensure a home complies 30-days before a new tenancy, as well as 30-days before a lease extension commences. This is why we recommend a smoke alarm subscription.
Pets
Recently passed laws have now come into place to limit landlords' capacity to refuse a pet. Landlords must have a reasonable reason to refuse a pet or can approve with reasonable conditions attached.
Cleaning
If you're moving out of the home you'd like to lease, it is always a good idea to have a bond clean completed upon your vacate. This saves there being any discrepancies when the future tenant moves out, about how well the clean was done. A deductable cost, of course!
Bills
We can absolutely take care of those pesky rates bills for you. Water/utilities, council rates, body corporate bills, landlord insurance and more can all be redirected (by you - a one-off task) to our office inbox for processing: info@peakproperty.biz We will also calculate and invoice the tenant for any usage they're required to pay
Insurance
We highly recommend you reach out to multiple insurance companies to seek landlord insurance. Due to the nature of the industry, you must select it, however the bill can be forwarded to us for processing.
